Scope of Work: Permit Drawings for Secondary Dwelling Basement Apartment
Location: Willowmere Way, Gloucester
In this Project, we prepared permit drawings for our Client in Willowmere Way, ON. The project's scope was to Convert the unfinished basement into a secondary dwelling. Engineered Plan’s team did its best to fulfill the client and city requirements. This basement included one bedroom, a Furnace room, one bath, and a spacious living area with a dining area and kitchen.
A few challenges we faced while designing this project were the following.
· The First Change was to provide a dedicated and separate entrance to the basement, this involved creating a below grade entrance in the rear yard. We provided concrete retaining walls with frost protected footings to achieve a code complaint design.
· The second challenge was to add a bedroom while using the existing rear windows, to keep the cost of renovations to a minimum.
· We achieved living room lighting requirements by providing glass lite’s in the entrance door and one side glass lite.
After Multiple design implementations at the end, We successfully delivered the drawing set which included a site plan for accurate site position, dimension, and location using existing property, an Existing basement plan which we drew using 3D Scan Technology to minimize the risk of error, a Proposed Plan with all the details required, existing ground and second floor, Side Elevation.
