    Project Statistics

    Engineered Plan successfully delivered this secondary dwelling project in Richmond Hill, ON. The scope of the project was to convert an existing unfinished basement into a secondary dwelling. We prepared permit drawings and applied for building permit with the city of Richmond Hill. 


    Considering the size of the basement it was easy to allocate large spaces to all the room and common areas, but is caused problems when we tried to meet the lighting requirements.


    To fullfill the egress and lighting requirements while meeting setbacks we used precise lighting calculations and sun path modelling to determine the best location of the new windows. 


    The project also included a new side entrance which was located below grade and required new concrete retaining wall and stairs. The design was reviewed and stamped by our inhouse professional engineer.
